Mold Inspections

Do you have an issue?
Some ways to tell whether or not you have a potential issue; visible growth/discoloration; caulking on baseboard is swelling or detaching from the wall; paint is bubbling or wrinkled; flooring is cupping/bowing.


Water intrusion
Water intrusion is not always visible, sometimes you can have hidden areas of moisture that are not or have not reared their ugly head, this is where utilizing the infrared spectrum via an infrared camera comes into play.


IR
It is important to note that when we are looking at the infrared spectrum, we are looking at temperature differentials and determining whether or not there are anomalies amongst the building materials to which we need to utilize an additional meter, called a hygrometer, to determine the moisture content of the given material. Other potential indoor air quality issues that exist in indoor air quality can be carbon dioxide and even formaldehyde. It is not always simple to determine a specific gas or VoC that could be affecting the indoor air quality.

Asbestos Testing

Not banned
Asbestos is a mineral that is mined from rock formations. Asbestos has six regulated forms and has not been banned in the United States of America, which is where the need for testing comes in as we import many of our past and current building materials from countries such as Mexico and China that do not have the same requirements or regulations as we do.


Test/Assume
Due to asbestos never have been banned, there is a potential for it to be in any of the building materials, both current and past. As a result of our current regulations, and lack of a ban, we must either assume the materials contain asbestos or test the materials to deny the presence of asbestos.


Renovation/Demo
Municipalities and Counties have requirements to have the asbestos survey performed at or before the time of the application of the permitting process.

Asbestos has been used in all types of products. It has been known to be used in over 3,000 commercial products and over 20,000 different types of products. This is everything from popcorn ceiling texture, to
candlewicks, to pottery, to everyday brake pads and roofing products.

Radon Testing

General info
What is Radon? Radon is a colorless, odorless, tasteless and an inert gas, as it is a noble gas on the periodic table; however, with that said it is a radioactive gas, meaning that it decays letting off radiation.


When to test?
As per the EPA, you should test your home for radon every 2 to 5 years as part of routine home maintenance; however, testing sooner this should be done if you build an addition to your home; make changes to your foundation or other major renovations that would affect the building envelope. Another would be if you have a radon mitigation system installed; or start using an area you were not using prior in
your home, like a basement. As silly as it sounds, there are basements in Florida and even in various parts of Orlando and Miami.


Why to test? Concerns; Mitigation
Radon can seep into your home through cracks in the foundation, walls and joints.


Health Risk
Radon is the second leading cause of lung cancer. Testing for radon in your home is the only way to know if radon levels are high and your family is at risk for lung cancer as prolonged exposure can increase your risk. Smokers face an even higher risk through something known as the synergistic effect.


Protect your family
Radon can build up inside your home and cause lung cancer if you breathe it in for many years.

Bringing radon gas levels to a safer level will benefit the current occupants of a home and future families.
